<p>Refinancing a home loan has long been a complicated and pricey process. The costs can be so high that most experts suggest if a borrower can&#8217;t shave at least 75 basis points off their current mortgage interest rate, the refinance isn&#8217;t even worth it. </p>
<p>Now two property tech leaders are joining forces to lower those costs. </p>
<p><span class="QuoteInBody-quoteNameContainer" data-test="QuoteInBody" id="SpecialReportArticle-QuoteInBody-2"><a rel="nofollow" href="https://www.cnbc.com/quotes/OPEN/">Opendoor</a><span class="QuoteInBody-inlineButton"><span class="AddToWatchlistButton-watchlistContainer" id="-WatchlistDropdown" data-analytics-id="-WatchlistDropdown"><button class="AddToWatchlistButton-watchlistButton" aria-label="Add To Watchlist" data-testid="dropdown-btn"><span class="AddToWatchlistButton-addWatchListFromTag"/></button></span></span></span>, which buys homes directly from sellers and has a title and escrow business, is acquiring part of Doma, a property technology company that automates title searches, the companies told CNBC exclusively. Doma says it uses machine learning and artificial intelligence to make real estate closings — specifically title, escrow and underwriting — faster and more affordable. </p>
<p>&#8220;We&#8217;re in the process of completely rebuilding and automating, like most of the other pieces of technology that Opendoor is working on &#8230; to eliminate time and money for customers,&#8221; said Lucas Matheson, president of Opendoor. </p>
<p>Terms of the deal were not disclosed. </p>
<p>Since 2024, Doma&#8217;s technology has been used in a Fannie Mae pilot program designed to reduce title insurance costs on eligible refinance transactions. It was just extended through 2027. </p>
<p>Under the program, certain refinance transactions determined by Doma to have low title risk may be sold to Fannie Mae without needing a lender&#8217;s title insurance policy or an attorney opinion letter. So far, that has been about 80% of the refinance candidates, according to Doma.</p>
<p>The title insurance, however, is only one component of the refinancing process. Closing costs include other services, such as setting up an escrow account, making sure all the mortgages are paid off, paying transfer fees and taxes. Some of this is still manual and highly service-oriented; it can take several days and add thousands of dollars to the cost of the refinance. </p>

<p>&#8220;This program grew so dramatically last year, we were operating our own closing and escrow agency, and it&#8217;s a sizable one, and doing a decent job of keeping up, but, frankly, the demand was outstripping our ability to close transactions,&#8221; said Max Simkoff, CEO of Doma. &#8220;We just did not have the resources to be able to do both the tech for the risk decisioning and the closing side.&#8221;</p>
<p>So Doma went looking for a company with the technology to scale its business as far as possible and ended up with Opendoor, whose technology can do the closings much more efficiently. As a result, the price that it&#8230;</p>

<p>Asia-Pacific markets dipped on Thursday, tracking losses on Wall Street that saw the <a rel="nofollow" href="https://www.cnbc.com/quotes/.DJI/">Dow Jones Industrial Average</a> touch a new closing low for the year.</p>
<p>The Federal Reserve held its key policy rate steady at 3.5% to 3.75%, with Chair Jerome Powell watering down rate-cut expectations, saying that inflation <a rel="nofollow" href="https://www.cnbc.com/2026/03/18/fed-meeting-today-live-updates.html">was not coming down as much as ‘hoped.’</a></p>
<p>The producer price index — which tracks the change in wholesale prices — rose 0.7% in February, well above the 0.3% that economists polled by Dow Jones had estimated.</p>
<p>Despite that, the U.S. central bank&#8217;s <a rel="nofollow" href="https://www.cnbc.com/2026/03/18/dot-plot-fed-still-expects-to-cut-rates-once-this-year-despite-spiking-oil-prices-.html">&#8220;dot plot&#8221;</a> still projects a cut in 2026 and another in 2027, even though the timing is unclear. </p>
<p>The Iran war continues to fuel energy worries. International benchmark <a rel="nofollow" href="https://www.cnbc.com/quotes/@LCO.1/">Brent crude futures</a> rose 3.83% to settle at $107.38 per barrel. </p>
<p>U.S. oil prices were trading at elevated levels as well, with <a rel="nofollow" href="https://www.cnbc.com/quotes/@CL.1/">West Texas Intermediate futures</a> closing marginally higher at $96.32 per barrel.</p>
<p>Investors in Asia will look toward the Bank of Japan decision, with the bank expected to hold rates at 0.75%.</p>

<p>South Korea&#8217;s <span class="QuoteInBody-quoteNameContainer" data-test="QuoteInBody" id="RegularArticle-QuoteInBody-6"><a rel="nofollow" href="https://www.cnbc.com/quotes/.KS11/">Kospi</a><span class="QuoteInBody-inlineButton"><span class="AddToWatchlistButton-watchlistContainer" id="-WatchlistDropdown" data-analytics-id="-WatchlistDropdown"><button class="AddToWatchlistButton-watchlistButton" aria-label="Add To Watchlist" data-testid="dropdown-btn"><span class="AddToWatchlistButton-addWatchListFromTag"/></button></span></span></span> lost 2.56%, leading losses in Asia after being the top gainer in the region on Wednesday, while the small-cap Kosdaq saw a smaller loss of 1.73%.</p>
<p>Chip heavyweights Samsung Electronics and SK Hynix saw losses of over 3%. </p>
<p>Japan&#8217;s <span class="QuoteInBody-quoteNameContainer" data-test="QuoteInBody" id="RegularArticle-QuoteInBody-7"><a rel="nofollow" href="https://www.cnbc.com/quotes/.N225/">Nikkei 225</a><span class="QuoteInBody-inlineButton"><span class="AddToWatchlistButton-watchlistContainer" id="-WatchlistDropdown" data-analytics-id="-WatchlistDropdown"><button class="AddToWatchlistButton-watchlistButton" aria-label="Add To Watchlist" data-testid="dropdown-btn"><span class="AddToWatchlistButton-addWatchListFromTag"/></button></span></span></span> was down 2.47%, while the broad-based Topix was 1.82% lower. </p>
<p>Australia&#8217;s <a rel="nofollow" href="https://www.cnbc.com/quotes/.AXJO/">S&#038;P/ASX 200</a> started the day down 1.5%.</p>
<p>Hong Kong&#8217;s Hang Seng index futures were at 25,479, lower than the HSI&#8217;s last close of 26,025.42.</p>

<p>Overnight in the U.S., the 30-stock Dow lost 1.63%, ending at 46,225.15, reaching a new low this year. The index also closed below its 200-day moving average. </p>
<p>The <a rel="nofollow" href="https://www.cnbc.com/quotes/.SPX/">S&#038;P 500</a> fell 1.36%, while the <a rel="nofollow" href="https://www.cnbc.com/quotes/.IXIC/">Nasdaq Composite</a> dropped 1.46%.</p>

<p>Amazon is closing all of its <a rel="nofollow" href="https://www.foxnews.com/category/tech/companies/amazon" target="_blank" rel="noopener">Amazon Go and Amazon Fresh</a> locations and increasing its focus on Whole Foods Market, the company announced Tuesday.</p>
<p>Amazon said it plans to convert some of the locations into Whole Foods Market locations. The company currently operates 57 Amazon Fresh stores and 15 Amazon Go locations, according to The Associated Press.</p>

<p>The company said they &#8220;plan to introduce new store concepts&#8221; in the years ahead, including &#8220;a new supercenter physical retail concept&#8221; that would include &#8220;fresh groceries, household essentials, and general merchandise.&#8221;</p>
<p>The shift in focus comes days after reports that Amazon planned to cut thousands of jobs as part of a broader push to eliminate nearly 10% of its corporate workforce.</p>
<p>After initially <a rel="nofollow" href="https://www.foxbusiness.com/economy/amazon-cut-nearly-30k-corporate-jobs-largest-layoff-company-history-report" target="_blank" rel="noopener"><u>cutting roughly 14,000 white-collar jobs in October</u></a>, Amazon is expected to launch a second round of layoffs impacting a similar number of employees, with an overall target of about 30,000 jobs, although the scope may change, according to two sources cited by Reuters.</p>

<p>The issuance of this LOI is aligned with Executive Order 2421 of March 20, 2025 &#8220;Immediate Measures to Increase American Mineral Production&#8221; which includes near-term actions to be determined and implemented by the agencies to fast-track permits, mobilize capital for mineral producers, and create <a rel="nofollow" href="https://investingnews.com/daily/resource-investing/what-is-an-offtake-agreement/">offtake agreements</a> for strategic stockpiling for minerals critical to the United States&#8217; defense, technology, and energy.</p>
<p>HyProMag is commercializing Hydrogen Processing of Magnet Scrap (HPMS) recycling technology in the UK, Germany and the United States. HPMS technology was developed at the Magnetic Materials Group (MMG) at the University of Birmingham, underpinned by approximately US$100 million of research and development funding, and has major competitive advantages versus other rare earth magnet recycling technologies, which are largely focused on chemical processes but do not solve the challenges of liberating magnets from end-of-life scrap streams.</p>
<p>In November 2024, HyProMag announced an independent <a rel="nofollow" href="https://investingnews.com/daily/resource-investing/prefeasibility-feasibility-studies/">Feasibility Study</a> which includes a Dallas Fort Worth recycling and magnet Hub, and two pre-processing facilities located in South Carolina and Nevada respectively<sup>[i]</sup>. In March 2025, HyProMag USA announced the expansion of the detailed engineering phase to include three HPMS vessels<sup>[ii]</sup> and that it was initiating concept studies for further expansion and complementary &#8220;Long Loop&#8221; recycling<sup>[iii]</sup>. The DFW Hub&#8217;s annual production is expected to be 750 metric tons per annum of recycled sintered NdFeB magnets and 807 metric tons per annum of associated NdFeB co-products (total payable capacity &#8211; 1,557 metric tons NdFeB within five years of commissioning) over a 40-year operating life. It is expected the production facility will provide significant optionality to supply the U.S. market with additional NdFeB alloy powder while assisting in revitalising the U.S. magnet sector with the creation of 90-100&#8230;</p>

<p>The Offering is being conducted in connection with Silver47 and Summa entering into an arm&#8217;s length definitive arrangement agreement dated May 12, 2025 (the &#8220;Arrangement Agreement&#8221;) for an at-market merger, pursuant to which Silver47 and Summa have agreed to combine their respective companies (the &#8220;Transaction&#8221;) by way of a court-approved plan of arrangement. The combined company (the &#8220;Combined Company&#8221;) is expected to continue under the name &#8220;Silver47 Exploration Corp.&#8221;</p>
<p>Under the terms of the Transaction, Summa shareholders will receive 0.452 common shares of Silver47 (each whole share, a &#8220;Silver47 Share&#8221;) in exchange for each Summa common share (each a &#8220;Summa Share&#8221;) held (the &#8220;Exchange Ratio&#8221;).</p>
<p>Each Subscription Receipt will entitle the holder, without payment of any additional consideration and without further action on the part of the holder, upon the satisfaction of the Escrow Release Conditions (as defined herein) to receive one unit of Summa (a &#8220;Unit&#8221;). Each Unit will consist of one common share of Summa (a &#8220;Summa Share&#8221;) and one-half of one common share purchase warrant (each whole warrant, a &#8220;Summa Warrant&#8221;). Following the completion of the Transaction, each Summa Warrant will entitle the holder to purchase one common share of Silver47 Share (a &#8220;Warrant Share&#8221;) at a post-Exchange Ratio adjustment exercise price of $0.7964 per Warrant Share until the date that is 24 months following the satisfaction or waiver of the Escrow Release Conditions (defined herein).</p>
<p>The net proceeds of the Offering will be used to fund advancement of the Combined Company&#8217;s silver project portfolio in the United States, and for working capital and general corporate purposes.</p>
<p>The gross proceeds of the Offering, less the Agents&#8217; expenses, 50% of the cash commission and 50% of an advisory fee payable by Summa to RCC will be deposited and held by Odyssey Trust Company (the &#8220;Escrow Agent&#8221;) in an interest bearing account (the &#8220;Escrowed Funds&#8221;) pursuant to the terms of a subscription receipt agreement entered into on the date hereof among Summa and RCC, and the Escrow Agent. The Escrowed Funds (less 50% of the remaining cash commission, 50% of the remaining advisory fee and any remaining costs and expenses of the Agents) will be released from escrow to the Combined Company, as applicable, upon satisfaction of the following conditions (collectively, the &#8220;Escrow Release Conditions&#8221;) by September 15, 2025 or such other date as may be mutually agreed to in writing between Summa, Silver47, and RCC (the &#8220;Escrow Release Deadline&#8221;), including:</p>
<p>(A) the completion, satisfaction or waiver of all conditions precedent to the Transaction in accordance with the Arrangement Agreement, to the satisfaction of RCC;</p>

With the Discover acquisition set to close in less than a month, more gains for the stock could be ahead. Revenue in the three months ended March 31 increased 6.4% year over year to $10 billion, slightly missing the consensus estimate of $10.06 billion, according to LSEG. Adjusted earning per share (EPS) totaled $4.06, exceeding the $3.71 estimate, LSEG data showed. On an annual basis, adjusted EPS increased 26%. Capital One shares jumped about 3 % in after hours trading to around $175 per share. Such a move would extend its week to date gains to about 7.5%. U.S. stock futures also surged Tuesday evening after President Donald Trump said he has &#8221; no intention &#8221; of firing Fed Chair Jerome Powell. The president also acknowledged that tariffs on China will not remain as high as 145%, although the timing of when they could come down was unclear. Bottom line Capital One posted solid first-quarter results and a larger-than-expected reserve release in its credit card business should ease some near-term concerns about its customers&#8217; ability to pay off their balances. We continue to believe the benefits of this deal to Capital One&#8217;s stock will be dual-sided. Not only is it highly accretive to earnings per share through network and expense synergies, but we also argue that it could be price-to-earnings multiple enhancing. For example, Capital One&#8217;s soon-to-be vertically integrated business model would look a lot more like American Express , which also owns a payments network like Discover. Shares of American Express trade at about 14.5 times estimated 2026 earnings per share, while COF trades at roughly 9 times forward earnings. We&#8217;re not arguing Capital One should trade at the same multiple that American Express does, but there&#8217;s a compelling case that the discount should narrow. With the earnings accretion and acceleration in share repurchases from the deal still underappreciated by the market, we reiterate our buy-equivalent 1 rating and price target of $210 a share.
